Help with a Refi. ?

Wife and I have been in our home for two years. Bought for 158k now owe 135k. We have a bi weekly loan.....so we will own the home outright in 22 years due to the extra payments we make. The market here (syracuse area) is very steady and has even recorded increases where most areas in the country have shown decreases in property valures. We love our road, neighbors, school district, etc. etc. (country living). Our problem is that we want to build a garage and finish our current garage into living space. I would be doing all of the work myself so i will be saving a bunch in labor costs. We have saved some for this renovation......aprox. 8k. I know i need to borrow about 25 to 30 k and am wondering what is the best way to do this. Can we refi. and borrow more money for the home improvment costs? We do not mind refi. to a loan with a 30 year payback. What are our loan options?
