Refinance or No?....please.please help.

Situation: House bought for 155k.....three years later we owe 135k. Interest rate locked at 6.5%....its a bi-weekly mortage...we will own the home outright in about 20 years. Right now its just the two of us...planning for kids in near future...just finished paying my student loans off completely....She has about 20k in student loans remaining...interest rate 1.3%....we have been paying over the min. on this loan by aprox. 50 dollars.....even though many have said we should only make the lowest monthly payment when the interest rate is that low.

Really interested in refi. the home.....can't we get a much better rate than 6.5%......are credit score is excellent. We have no credit card debt. We also both put away money into a 401k and roth ira respectivley. I am a teacher and have a pension that is predicted to pay me 60% of my final avg. salary. Lets round and say we are both 30 years old. We have a 8k emergency fund....this equals approx. 3 month living expenses.

What can you get for a rate right now for a refi. locked rate. We live in upstate NY.

You need to find a mortgage advisor in your area, I am sure they will be able to save you money.
