Can I refinance my mortgage & Stu loans?

I have a balance on my mortgage of $140k and two fed loans that run about $1,700/mo for both. I have been paying the student loans for about 8 years now and the tax guy said I might try to get a new mortgage that would roll in the 2 student loans- the house is worth over 400k now.

What kind of loan would I ask for, who is a good source? What is a good rate?

that would be like releasing some of the equity in the house to pay off the loans?
